Procurement / Estimating Specialist - Design Build Company

Job Summary:
The Procurement / Estimating Specialist will support our team in the construction of high-end residential and subdivision projects, through the procurement of materials and placing orders in connection with our projects under construction. This role is pivotal, in that the candidate will possess a thorough understanding of the field process, protect the design intent and prevent costly delays. The ideal candidate is self-driven, organized, and quality-focused, with strong construction/product knowledge and good design instincts. This position can be full-time, or part-time.
Duties/Responsibilities:
Procurement / Purchasing
Cabinetry (finish and casework), windows, interior/exterior doors;
Door hardware packages, stair systems, railings, chimney caps, and related finishing materials;
Vendor coordination, quotes, lead-time management, and order tracking;
Confirming specifications, dimensions, and compatibility with field conditions;
Ensure quality and alignment with design intent and project schedule.
Estimating + Quantity Takeoffs
Perform quantity takeoffs and assemble scopes for pricing;
Support estimate for finish packages and building components;
Assist with value engineering and alternates when needed;
Maintain clean, organized documentation for pricing, selections, and purchasing decisions.
Construction Document Review / Coordination
Read and interpret construction drawings and details (architectural and structural as needed);
Identify discrepancies, missing information, or constructability concerns early;
Coordinate clarifications with the design team, PMs, and field staff to prevent delays and rework.
Qualifications:
At least 3 years of proven experience with residential construction estimating, ordering and coordinating cabinetry, doors, and windows;
Working knowledge of installation requirements, lead times, and field coordination;
Strong estimating fundamentals and ability to perform accurate takeoffs;
Proficiency in reading, understanding and interpreting construction drawings and details;
Strong design acumen and familiarity with current architectural/interior styles;
Familiarity with high-end residential construction, custom details, and finish standards, a plus;
Experience creating/maintaining procurement logs, submittal logs, and lead-time trackers, a plus;
Ability to maintain existing vendor relationships and establish new vendor relationships;
Proficiency with MS Office 365, particularly Excel and Teams;
AutoCAD or equivalent drafting software experience, a plus;
High level of accountability, follow-through, and attention to detail
Exceptional oral and written communication and interpersonal skills;
Astute time management, attention to detail, organizational, planning, effective multi-tasking, problem-solving, follow-through and customer service skills;
Ability to work effectively alone and within a collaborative team environment;
Valid CA driver’s license and clean and insurable record.
Compensation:
$80K - $100K DOE annual base salary for this full-time, exempt position.

Health insurance coverage for employee – Employer participation offered after 6 months
40 hours of annual paid time off during 1st year of employment on an accrual basis; increasing to 80 hours in 3rd – 5th years and 120 hours after year 5;
40 hours of paid sick time annually allotted in a lump sum on start/anniversary date);
9 paid public holidays annually;
Annual bonus structure based on performance.
Working Hours:
8:00AM – 5:00PM Monday – Friday (for full-time position)
